What are the most important criteria for property valuation?

When it comes to determining the market value of a property, a number of factors play a role. The experienced real estate experts at Deutsche Grundstücksauktionen AG (DGA) are familiar with properties of comparable size and equipment in the respective region. These are the most important criteria which, in addition to the current market environment, are incorporated into the individual, property-related determination of the value of the property:

  • The situation. The residential environment, purchasing power and demographic aspects are very relevant for property valuation.
  • The general condition of the property. Defects such as moisture or even mould, damage to facades and roofs or outdated electrical cables significantly reduce the value of a property. Also, there are additional costs for remedying the defects.
  • The infrastructure. These include factors such as background noise, traffic connections and broadband situation.
  • The equipment. General criteria such as the type of house, the year of construction and the quality of the building are relevant aspects when evaluating a property. Furthermore, an excellent or luxurious interior and exterior with fireplaces, a swimming pool or a well-kept garden significantly enhances the value of a property.
  • The energy efficiency of the property. Today, an energy certificate is a legal requirement. Non-implemented, mandatory measures to increase energy efficiency such as insulation or thermal insulation not only lead to consequential costs for remedying defects - but also to discounts on the value of the property.
